Construction Management by Bahamian Engineers, Architects and Superintendents
Sigma Development Ltd is a Bahamian owned construction and development company working across New Providence and the wider Bahamas. Our engineers, architects and superintendents are Bahamian, and they manage the whole project under one contract with one point of contact.
Construction here has its own realities: salt air, storm season, shipping lead times and ground conditions that punish shortcuts. We plan for those from day one rather than discovering them halfway through a build.
Most of our work comes from clients who have used us before, or from somebody they told. That is the only marketing that has ever mattered in this industry.
Eight service lines, delivered by the same supervisory team to the same standard. Choose one, or hand us the entire project from feasibility to handover.

A written scope, a clear price and a programme with dates. What is included is stated plainly, so nothing is assumed.
Work proceeds under a managed programme with supervised trades, staged inspections and a weekly report to you.
Snagging closed out, documentation handed over, warranties issued and a defects period where we come back if needed.
Different sectors carry different requirements. We build to the standard your sector is actually held to.
Guest facing work has to be quiet, clean and finished to a standard photographs cannot hide. We phase resort work around occupancy and keep guest routes protected.
Shell and core, fit out and refit work programmed so trading continues wherever possible, including night and out of hours shifts.
Clinical environments demand specific finishes, separations and services. We build to those requirements and document every stage for compliance.
Schools and training facilities delivered around term dates, with strict site separation, screened access and vetted crews.
With years of experience in the industry, we have built a solid reputation for delivering high quality construction projects. Our engineers, architects and superintendents are Bahamian, which means the people planning your building are the same people who understand the ground it stands on, the weather it has to survive and the approvals it has to pass.
Send us your drawings or a description of what you need through the quote form, by phone or on WhatsApp. For anything beyond a small repair we visit the site before pricing, because an accurate price needs eyes on the actual conditions. You receive a written scope and price, not a verbal number.
Yes. Under design and planning we prepare and submit the required drawings, liaise with the relevant authorities and manage the approvals process on your behalf. On smaller works we will tell you clearly what approvals are needed and who needs to obtain them.
It means one accountable team holds your programme, your budget and every trade together, and reports to you weekly in plain language. You get independent oversight, variations approved before work proceeds, and payments tied to work that has been inspected and verified.
It depends entirely on scope. A renovation may run six to twelve weeks, a custom home nine to eighteen months, a commercial building anywhere from six months upward. What matters more than the number is that you receive a real programme with real dates and get told early if anything threatens them.
Changes are handled through a written variation. We price the change, you approve it, and only then does the work proceed. Nothing appears on your final account that you have not seen and agreed in advance.
Yes, subject to project size and logistics. Family Island work carries additional mobilisation, accommodation and material transport costs, and we set those out separately in the proposal so you can see exactly what island logistics are adding.
Tell us what you are planning. We will visit the site, give you a straight assessment and put a written price in your hands.
